DAVID SERLE EARNS PRESTIGIOUS DESIGNATION TO HELP HOMEOWNERS IN DANGER OF FORECLOSURE

David Serle of RE/MAX Services in Boca Raton has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the Boca Raton area, more than 670 homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune.

"This CDPE designation has been invaluable as I work with sellers and lenders on complicated short sales," said David Serle "It is so rewarding to be able to help sellers save their homes from foreclosure."

Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as David Serle with the CDPE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience, he said.

The Distressed Property Institute opened in January 2008 and provides training on-site and online. The CDPE is the premier designation for Realtors helping homeowners in distress and handling short sales.

"Our goal is to educate as many people as possible so we can help as many homeowners as possible," Charfen said.

CDPE has a 47% success rate. I suggest you continue to learn short sales from sources yielding a higher success rate.

Hello Satar,

Although I appreciate comments on my blog I think you are out of line.

You do not know me nor do you have accurate statistics for my market.  CDPE is just another designation.  Most of the designations mean nothing.  This one I believed was very informative, but you are absolutely right that you need to educate yourself even further.

It is not the end all and be all, but being educated helps so instead of coming up with a crazy statistic that you would have no way of proving why don't you tell me what you believe is the way to educate yourself with short sales?  The problem with people such as yourself is that you like to argue or state fake statistics with no substance.  I am happy to debate you on topics, and I like disagreement, but do not try and ruin someones parade with a bogus statement.

You do not know my market or the people I work with.  You do not know what other education I have done.  You no nothing about me yet you decide to comment on my blog to tell me that CDPE is bogus.  Tell me why and prove it?

Satar,

Did you even look at the statistics?  You said in my blog

"CDPE has a 47% success rate. I suggest you continue to learn short sales from sources yielding a higher success rate."

You arbitrarily picked that number because it is nowhere to be found on that link.  How do you define success.  I define success by closing the short sales.  I have a 92% success rate.  I have done 24 short sales, and have had only 2 not close.  1 because the homeowner refused to take a note even though he a year ago tapped the equity line for $125,000, and says he spent it and the other because they decided to stay in their home and do a loan modification.

Do you have something against the CDPE designation?  Why even attack the press release?  It was meant for consumers to help them.  I do no tthink you will be very effective in the AR community if you continue to act without substance, and spout out statistics you know nothing about and are false.  Good luck to you as I have been easy on you other members will not be.  You would not like someone attacking your business integrity on a blog without backing it up with anything.

Quick question ......... I've been thinking about getting my CDPE designation, would you recommend it?  I already do short-sales, and am getting them done; sometimes by sheer determination.   But would love your feedback on the designation.

I did like the course a lot, and learned some great information.  They also gave great handouts as far as financial statements and tips and tricks to facilitate the transaction.  I do not believe you need this designation, but it has been heplful to me.  I would do it all over again, but I do not believe it was so amazing that you could not live without it.  I hope this helps.
