Trust You Can't Handle My Trust!

Trust

a : assured reliance on the character, ability, strength, or truth of someone or something b : one in which confidence is placed

Trust to me is the single most important aspect in both my professional and personal life. I am one of those people who tend to trust people until they give me a reason to not to. I do put a whole lot of effort in making people happy.

People in general want to be trusted. Some people take advantage and use that trust for negative purposes and to those people I say shame on you. In a society where we look for instant gratification, Trust/Loyalty can not be instantly gained. It is something that must be earned.

When we look at some of the most important generations of our time. We look at the 1950's-1970's where people used hard work and perseverance to create an amazing time. A time of:

Trust
Loyalty
Diligence
Incredible Work Ethic
Help Thy Neighbor

People who were brought up in those times did not learn how to trust they earned peoples trust. It was not about entitlement or self fulfilling prophecies. It was a time of help, politeness, and most importantly loyalty. Why do people like shows like The Sopranos. They love them because people want to believe that they are like them when it is quite the opposite. I always say that the sign of an intelligent person is one who can see both sides of the argument. Who can self-reflect on their own positives and negatives of one's life. I feel like many people unfortunately in our society still believe that trust can be instant. We are in an age where everything is instant. We see everything in real time. Technology is at the forefront of every ones minds and patience although a virtue is no longer possible.

Most people look at our society and look what we can gain from each and every person you meet. I do not I look to see if I can trust you. If I trust you and you are in my google + cirlces sort of speak you will be there for a very long time. I am a trusting person one who likes to see the good in everyone even though many people dissappoint me. This outlook on trust and loyalty affords me the opportunity to portray my trust on to others which in return brings me many repeat customers. People who will go to bat for me. People who will constantly be my advocates as they know that I will go above and beyond for those people. If they trust me enough to give me their family and friends I better make sure I never abuse that trust. It keeps me grounded and gives me that edge I need to always think about their needs first. That is trust to me.

This post reminds me of a joke I heard the other day. (Hope you are a football fan)

Tom Brady dies and he goes up to Heavens Gates and meets God. God is so happy to see Tom and they converse about football and after the conversation God says:

"I do not usually do this, but as a token of my appreciation for living such a good life both on and off the field, I am giving you a house here in Heaven"

Tom is so excited and is amazed of God's appreciation. So he runs over to the house. It is a very modest house. a little 3 bedroom 2 bath home with a torn very old Patriot's flag hanging by the driveway and a small Honda Civic in the driveway. Tom says wow God, thank you so much.

Tom decides to get acclimated to his surroundings. He starts taking a walk around the neighborhood and sees this huge mansion with 12 bedrooms and 10 baths with a orange and blue Cadillac Escalade and a big huge pole with a beautiful bright Denver Broncos flag waving in the wind.

Tom starts to get upset and storms back to God and says God "I do not understand I won 3 superbowls. I have been an MVP, an amazing contributor off the field as well" Why would you give Tim Tebow that house and not me?

God looks at him with a kind of humorous look and says"Tom that is not Tim Tebow's house. That is my house"

I guess the moral of the story is you can always do more to be a good person. One with character and one with trust and remember you cannot buy someone's trust you have to earn it.

Show and Sell During the Holidays

Keeping your listings active during the holiday season is important. Real Estate signs in South Florida get maximum exposure during this time from the seasonal snowbirds and out-of-town vacationers. Here are some tips for your sellers to keep their homes holiday friendly for potentials buyers.

1. Use white lights as opposed to multi-color lights to keep the home neutral.
2. Keep holiday gifts in a closet.
3. Tone down the size of the Tree or Menorah.
4. Use more splashes of red (than green) and white (than blue); as red is a
    strong selling color and white is a neutral color.
5. At open houses and/or showings simmer a pot of hot chocolate or apple
    cinnamon cider to fill the house with a holiday aroma.
6. At open houses and/or showings set out festive holiday cookies for buyers.
7. Try to decorate with snowflakes, pinecones and other wintery things from
    nature rather than large religious decorations.

Revamping Refinance

One of the most crucial hindrances to economic recovery in the U.S. is the sluggish housing market, caused partly by a surplus of homeowners that cannot refinance their homes. Two years the Home Affordable Refinance Program (HARP) was introduced to assist in this problem; however it has not been very successful. Federal regulators have announced that they have revamped this program and will be unveiling it on Monday.

Ordinarily when the Federal Reserve engineers lower interest rates people refinance, in turn mortgage payments are lowered, cash is untied for other things, spending begins and there is economic growth. Currently mortgage rates have fallen (averaging near 4.11%) however there has not been a turn in economic growth since many homeowners cannot refinance. This will soon change with the new elements of HARP.

One of the features of this overhaul is that it will allow borrowers to refinance regardless of how far their homes have fallen in value. This could launch refinancing to masses of borrowers across the country that are underwater on their homes.

Another key aspect of the revamp is the restructuring of the refinance process that will eliminate appraisals and extensive underwriting requirements for borrowers that are current on their mortgage payments. Appraisals have been a huge impediment in refinancing since home prices have fallen so greatly properties have too little equity to appraise out. Often times lenders order multiple appraisals creating an “appraisal war” and most of the time is it at the borrower’s expense.

The new HARP will overcome other obstacles in refinancing, such as waiving fees to borrowers that refinance into loans with shorter terms. Banks will also be able to avoid “buy-backs” with HARP mortgages on borrowers that have made their last six mortgage payments and can prove they have a job.

It will be the middle of November when pricing details are released and lenders could be refinancing loans as soon as December 1^st. There are however limits with HARP, loans that exceed the 125% of the property’s value will not be able to participate until early 2012 and HARP is only available to loans that Fannie and Freddie guaranteed as of June 2009.

HARP was originally set to expire June, 2012 however the program has been extended through 2013. The program is certainly not a cure to the housing market or the economy, however the changes could incite an additional $1.6 million refinanced loans by the end of 2013.
